Complete renovation and modernisation to include pitched roof over existing flat roof extension creating an additional first floor bedroom with open plan living below. Minor footprint extension including glazed oak gable to northwest elevation and creation of dormer window to southwest elevation. External elevations to be finished in a combination of render and weatherboarding in colours similar to existing. Handmade pantiles to new roof in same style as existing. Property to use existing drainage with no change to driveway or garden area.
