Proposal:
Excavation to existing lower ground floor level to increase the floor to ceiling height and remove inconsistencies in level across the site; excavation of additional basement level under the footprint of part of the existing site; partial demolition, retrofit and single storey sheer extension to the building fronting Princes Street; infilling and extension to rear to provide a part-6, part-7 storey building above lower ground and new basement level; creation of lightwell along the Princes Street frontage with associated stair and railings; alteration to façade including the installation of new shopfront, windows and altered access arrangement; installation of new plant equipment at basement and roof level with photovoltaics above; provision of a landscaped terrace at third and fifth level; new cycle parking facilities in new part basement level ; and associated works. Use of part lower ground floor and part ground floor for restaurant and/or retail (Class E) purposes with the remainder of the building being used solely for office (Class E) purposes.
